When building a new home, you’ll face a myriad of decisions about which upgrades to choose and which to pass on. While it’s tempting to opt for every possible enhancement, not all upgrades are worth the investment. Hi, I’m Kat Massetti with The Haven Group, and I specialize in helping buyers allocate their dollars wisely. Today, I’ll share insights on upgrades that aren’t worth the price tag and can be easily done later on.
Decorative Lighting
Builder-grade lighting often leaves much to be desired, making it tempting to upgrade those fixtures right away. Instead, opt for the standard fixtures that come with your home. Once you’ve settled in, you can easily swap them out for lighting that suits your style. This approach not only saves money but also allows you to choose from a wider variety of options.
Cabinet Hardware
Most builders offer limited and basic options for cabinet hardware. Given that upgrading these doesn’t require much effort, it’s better to stick with the standard knobs and pulls initially. After moving in, you can easily change them to match your personal taste, giving your kitchen or bathroom a quick and cost-effective facelift.
Paint
Builders typically provide limited color choices and use flat paint that easily shows scuff marks and fingerprints. Even if you opt for a paint upgrade, the quality may still be subpar, and you won’t have the freedom to choose your own contractor. After closing on your home, consider hiring a contractor or tackling the job yourself with higher-quality paint and colors that better fit your preferences.
Backsplash
Adding a backsplash is another tempting upgrade, but waiting can save you money. Once you’ve moved in, you can either do it yourself or hire a handyman. This delay also gives you the opportunity to shop around for the best prices at various tile shops and big-box stores, ensuring you get the look you want at a fraction of the cost.
Crown Molding and Trim
Crown molding and trim can add beauty and character to your home, giving it a finished look that many buyers appreciate. However, this upgrade can be quite expensive and doesn’t significantly increase the home’s overall value. Since it’s relatively easy to install later, resist the urge to include it in your initial builder package and save yourself some money.
